Great location, right in the heart of town. Very helpful staff, thank you Sabrina and Marian. Very clean and comfortable. Juice, biscuits, tea, cappuccino available round the clock.
Breakfast, at a nearby cafe was sparse, one croissant and a cup of cappuccino, albeit very good.
The location was excellent for tourism in Rome's old city. Practically everything of interest is in walking distance. There was a grocery store nearby and small kitchenette which was great for us having a small child. We could give her milk and cereal in the morning and also cooked "plain spaghetti" as she found the Italian spaghetti dishes too fancy. There were many restaurants, and shops nearby. The staff was nice, but present only a few hours a day.
The room was too small for us (family of 3). We didn't have enough room for our suitcases. Our room faced the street and it was rather loud even at night. Our safe was broken and our bathtub leaked. The staff was very nice and tried to help with this, but being a b and b, they had to wait for plumber/electrician to fix these items and they could not be fixed during our stay. Breakfast was not adequate. The small breakfast area had a coffee machine, but no milk, some crackers, packaged croissants and juice boxes. They did give a voucher however for a coffee and croissant at a charming cafe across the street which was nice.
Very close to Piazza di Spagna and to Bernini metro station. It is in a key position in order to visit the sites in Rome. The room was very spacious and very beautiful decorated.
The breakfast was too poor.

The location was fantastic - just a short stroll through the park to the Villa Borghese and just around the corner from the Spanish Steps. The room was spacious, well decorated and very comfortable. Our large bathroom, although outside the room, was high spec and for our own private use. The shared area had a coffee machine for guests use. Staff were very friendly and helpful. The arrangement for breakfast with a nearby cafe which was included in our room price was a nice touch.

First of all, the location is very good, only 5mins' walk to both Piazza Berbarni and Piazza Spagna. Secondly, the room is kind of newly decorated with everything inside, you can even cook in the room.
It is not very easy to find in that street, and you'd better contact the room owner before the day you check in to make sure the staff is there.
So close to the Metros (Barberini & Spagna), shopping and sites. Beautiful contemporary decorated room & bathroom, very clean, with kitchenette.
It is very confortable place, I felt like I was home from the reception of the staffs, it is a very good valeu for money, very good location if metro station close by. And as the name says it is a luxury. I strongly reccomend this place to who planning to go to rome for any reason.

The rooms couldn't the situated better for our trip. Around the corner from the Spanish Steps and Spagna Metro, we were able to walk everywhere and when we wanted to venture further out to the Vatican & Termini Train Station to fly home, the Metro was right there. The rooms are great, they are modern, well equipt, and the beds and pillows were very comfortable with plenty of covers to keep you warm and air con if you are hot. The owner is one of the nicest people I have ever met, nothing was too much trouble and she was a good laugh. Even though she doesn't speak much English, it was easy to communicate basics and she gave us a map with distances to main attractions etc. She told us that most things were within walking distance which we didn't know, and she was right! Walking saved us a lot of travel money.
My hubby and I stayed 5 nights at bdb Luxury Rooms Spagna. It is at the t junction next to a leather goods shop. I checked google street view before we went there. So we found it pretty easily. When we arrived, the host helped us with the luggage as there is no lift.(It is just one level up.) She doesn't speak much English, but we could still manage to communicate. She marked all the tourist spots and the nearest super market on our map and indicated the walking distance which was very helpful. The room looks just like on the photos we saw on the website. It is furnished with Ikea furnitures. Basic but very clean. Most importantly, the beds and pillows are very comfortable. There is stove, cookeries and fridge. We stayed at twin room with external toilet. It is close to our room, it was not inconvenient at all.Our room is facing the street, but it is very quiet.
Overall, I think it is value for money considering the location, price and cleanness. But if I have to think of the negative things, I'd say it is the breakfast. Breakfast is served downstairs at a local cafe. Croissant and coffee only. We discarded the coupon and bought our own breakfast after the first morning. The room cannot be locked from inside unless using a key. We have to remember to bring keys to lock the toilet from inside when we shower. The ikea foldable table which was fixed to the wall almost fell off as the screw was loose. It's better to fix any faulty furniture timely.
The owner is very enthusiatic and helpful. She will short brief the hotel and sightseeing spot to every customer while you check-in. The location is quite good. Easy to spanishn steps and other famous spots.

it was a nice thought, but the free breakfast was pretty basic (just a coffee and a croissant from a cafe up the road)
